Societies that have quietly filled up

The flats here were built for a household that ran a fridge, a television, some fans and a few lights. They now run air conditioning in two or three rooms, a geyser per bathroom, an induction hob alongside the gas, a washing machine and a house full of chargers — all on a distribution board with four or five ways and, more often than not, no earth leakage protection at all.

So the symptoms are predictable and so is the fix. Separate the heavy loads onto their own circuits, replace the board with one that has proper RCCB protection and spare capacity, and check the terminations that have been slowly heating up behind the switchboards for years.

Common areas are the other half of our work here. Stairwell lighting, compound and parking circuits, and the pump and lift supplies that a whole building depends on — those are the calls we treat as urgent, because a fault there affects everybody at once.
